Property Questions

The deeds to our house have been mislaid. Is there a record or register of property deeds? If not, what course should we take to prove that our house belongs to us?

My neighbour next door has attached his fencing panels on to our posts and fastened a gate to one of them as well. He didn’t ask our permission. Is there anything we can do about it?

We bought some land 40 years ago, but unknown to us a neighbour registered part of it two years later. Now a new neighbour is claiming ownership even though our title deeds show we bought it. The Land Registry has no record of the transaction 40 years ago.

At my request the council placed a tree preservation order on some mature beech and horse chestnut trees in my garden four years ago. If they were blown on to buildings across the boundary would I be liable for any damage caused?

I gave my son £30,000 so he could buy the bungalow we now live in, and I thought this would be my home until I die but he has now told me he wants me out. I don’t have any more money, and my son says my £30,000 was a gift so I can’t claim it back.

Some years ago we sold a farmhouse and buildings but retained the surrounding farmland. Recently the person who bought the farmhouse has asked us to remove a branch from a tree on our land which overhangs his buildings. What is our legal responsibility?

My wife and I bought some land in 1986 but when I put it on the market a search at the Land Registry revealed a charge placed on it by my son in 1994. He says he contributed £1400 to the purchase price. Does he have any claim on the land?

I live in a cul-de-sac serving 17 houses. The road hasn’t been adopted by the council and is full of pot-holes. If someone was injured or a car was damaged, who would be responsible: the individual householder in front of whose property the accident occurred, or all 17 householders collectively?

Our neighbour got in contractors to replace the fence between our gardens but they put it two feet inside our boundary, with the result that a tree that was once in our garden ended up in theirs! Who’s responsible?
