I put in an offer for a house which has been empty for a while and needs a considerable amount of work doing to it. I think the estate agent is obstructing the sale because he wants to buy it himself at a knock-down price. How can I find out if the vendor has been notified of my offer?

I’m a single parent with a residence order for my daughter. My ex-partner refuses to pay any maintenance and she hasn’t contributed to the mortgage for nine years. However she won’t sign the house over to me unless I give her some money. How can I get her name off the mortgage?

We bought some land for £10,000, to be paid equally by myself, my wife and our daughter over ten years but our daughter never paid her share. Has she a legal right of ownership because her name is on the deeds?

We live in a seven-year-old house and pay £250 ground rent a year. We turned down the chance to buy the freehold when we bought the house, and the builder sold it on. My daughter bought a terraced house four years ago. Two years before she bought it the house was done up by the council under a renovation scheme, which included complete rendering of the property. There is now serious damp in the front of the house and the council refuses to do anything about it. Surely the council must have obtained some guarantee from the contractors?

We bought our new house nearly 12 months ago. We’ve found extensive mould behind wall units and along the skirting boards, but the site manager assures us the house is merely “drying out”. He’s now said that if we aren’t satisfied we should take the matter up with the NHBC.

My son bought a cottage over 12 years ago. The previous owner told him that the land down the side came with the cottage, even though it was fenced off. However when he put in plans for an extension the council said it was their land and offered to sell it to him for £1800. If he can’t claim the land, can my son bill the council for keeping it tidy?

A tree in next door’s garden leans over into mine because my neighbour has trimmed all the branches on his side. Last year a similar tree owned by my other neighbour fell into my garden, and I don’t want the same thing happening. I can’t afford to prune the tree on my side: can I get him to do it?
