Property Questions

Some slates were blown off my roof, and others dislodged, in high winds. An outbuilding was also damaged. But while the insurers accepted my claim for the outbuilding, they refused to pay out for the roof, saying it was in poor condition. What do I do next?

I am in the process of building a detached house on an unfenced freehold plot, and intend to put up a wooden fence on both boundaries. While my neighbours have no objection, neither of them is prepared to make any contribution to the cost of the fence and say they aren’t obliged to chip in. Are they correct?

My hedge has grown through a metal link fence into my neighbour’s garden. The last time I cut the top of the hedge my neighbour threw the cuttings back over. Am I responsible for picking up these cuttings and should I leave the top of the hedge on her side in future?

I live on the first floor of a council flat. The man in the flat below me (his family own the flat) is a heavy smoker and uses cannabis, and the smoke reaches me every time he and his friends light up. The council and the police say there is nothing they can do. However since smoking is now banned in pubs and vehicles I wonder if this is true?

An elderly friend has rented out his field on a long term basis. There has never been a tenancy agreement and rent was paid annually by cheque until recently, since when it has been paid in cash with no written record. Would it be possible for the tenant to claim ownership of the field at some point?
