We stored our home contents, including many heirlooms, at the premises of a removals firm. When a fire gutted the storage rooms we were stunned to learn that our losses were not covered, even though the firm claims on its letterheads and in its advertisements that the service is “fully insured.” We are running into a brick wall when we try to discuss compensation.

I was driving to work when my car hit the base of a missing bollard. The damage to my car cost over £1500 but the council have denied responsibility, they say the area was inspected two months before my accident and therefore they cannot be held liable.

Our garden is overshadowed by the massive branches of two trees belonging to our neighbour. I understand I can cut these branches where they overlap the boundary, but that I have to offer the wood to my neighbour. Does the cost have to be met by me, or jointly with my neighbour?

I recently had some windows replaced by a double-glazing firm. Now the bricks above the windows have started to sag because the new units can’t take the weight. The window firm has offered to put in lintels across the top of the windows as long as I pay for the materials, but I think their surveyor should have spotted the problem in the first place.

We paid a local company £5,000 to tarmac our driveway but the result was a mess: they tarmaced straight over manhole covers, rainwater gathers on the surface and we can’t even shut the gate. They’’ve promised to put things right but repeatedly refuse to give us a date. We reckon it will cost £5,600 to do the job again: how long do we have to give them before going to the small claims court?

A neighbour whose outbuilding backs on to my field has fixed his drain pipe so that the water from the roof discharges on to my land. Has he any right to direct rainwater on to my property, and what action should I take?

I had a conservatory built last year but the roof has always leaked. Although the builder has been back a couple of times he hasn’’t been able to fix it, he’’s now avoiding me.

A new neighbour habitually parks his car in front of our garage and we have to ask him to move it every time we want to get the car out, is there anything I can do about it? The lane to the garage is a pedestrian right of way maintained but not owned by the council.

I want to sue a friend over some money that’s been spent on my credit cards, amounting to some £1500. How do I go about it?
