The house we bought was described as having electric wall heaters in four rooms, but we couldn’t test them because the electricity was switched off. They turned out to be a form of air-conditioning, blowing out cold air. If we had known we wouldn’t have bought the house. Do we have a case for compensation from the estate agent?

An estate agent who makes a false or misleading statement about a property can be held liable in both civil and criminal law. So you could sue the agent for negligence, in which case you could perhaps recover the difference between the price you paid for the house and its true value, ie without heating. You should discuss this with your solicitor, since the vendors will probably have been asked about the heating system and their reply may make interesting reading.
