You have several options here, but the simplest and most effective way of spurring the landlord into action will probably be to ask your solicitor to write to him. The solicitor should suggest he carries out the repairs within 14 days, failing which you will have the work done yourself, including any internal repairs and redecoration that’s required, and recover the cost from the landlord through the small claims court.
