If you have a static caravan on a site, is it a legal requirement that when you sell the caravan to a private individual the site owner is entitled to a percentage of the sale price?

It only becomes a legal requirement if you’ve signed an agreement to that effect. It then forms a binding contract. The agreement could also be verbal, but in that case the parties would find it more difficult to enforce. I would strongly advise anyone thinking of purchasing a holiday caravan on a site to take legal advice before signing anything.
