My uncle has a two-bedroomed flat. I am his only relative. Will I automatically inherit it when he dies? He hasn’’t made a will, so I was wondering about the procedure?

You are likely to inherit the property under the intestacy rules (for people who don’t leave wills) assuming he has no dependants i.e. people he is supporting financially at the time of his death. You would have to apply to the Probate Registry for a Grant of Letters of Administration to deal with your uncle’s estate, and in due course you would, in your capacity of personal representative, be entitled to approach the Land Registry to have the property transferred into your name. It’’s possible of course that the property may have to be sold to pay any debts, especially if your uncle elected to go into a care home.
