I bought a house two years ago, and it was pointed out during the purchase that the double glazing had a ten-year guarantee. I soon noticed that there was a problem with a door and a window. I contacted the double glazing suppliers, but they refused to come out, saying the guarantee was “not transferable”. Is this the case?

You don’t have a claim against the glazing firm because you didn’t buy the product and so don’t have a contract with them. Sometimes it’s possible to have the guarantee transferred on payment of a fee. However if it wasn’t possible for you to do this and the estate agents used the guarantee as a selling point in their literature, the estate agents may be liable. This would only be worth pursuing if the cost of the repairs is substantial.
