Im a leaseholder. I pay insurance for the property: is this correct, or is insurance the responsibility of my landlord? Also I have to contribute to major repairs that are taking place, and which will cost around £5,000 per leaseholder.
I take it you live in a flat. Normally insurance for the structure, or buildings insurance, will be the responsibility of the landlord. Otherwise if the building burns down or suffers a similar catastrophe, you will probably find that some leaseholders have neglected to take out insurance. Check your lease to see what it says about this and about repairs to the property. You will probably pay a service charge, which should include a provision for creating a reserve to pay for major works. It sounds as though this hasnt happened. Your landlord is obliged to consult tenants where expenditure over £250 is required.
