Property Questions

Some years ago I asked my neighbour to remove some tree branches which overhung my garden. He did this, but has since allowed the trees to grow unchecked. What are my legal rights if they damage my property either above or below ground?

I am selling an empty house, and I am worried about squatters. If anyone breaks in, are they legally allowed to stay?

Recently you answered a reader’s question about planning rules for building a garden shed. Would the same rules apply if you wanted to raise the roof of an attached garage by a few feet?

I live with a woman who bought a house with her then boyfriend 13 years ago. He moved out seven years ago and is now married. Will he be able to force us to sell up when his daughter, who lives with us, leaves home?

My neighbour works for a vehicle recovery firm and is proposing to park his truck next door so he will be available for call-out round the clock. It says in the title deeds that the property must not be used in connection with business; can I prevent the truck being parked there?

Is it necessary to apply for planning permission to put up a permanent, brick-built garden shed?

My wife and I are in our eighties. The house is in my name only. I would like to ensure that it goes to my grand-daughter, who at present is 16, when we die. Is it possible to transfer the title deeds to three owners: my wife, myself and my grand-daughter?

We paid a £500 deposit to a property management agent to rent an office. £125 of the money was to have a lease drawn up, with the rest being a month’s rent in advance. In the event we decided not to proceed, and didn’t sign the lease. But the agent refuses to return the rent. Can we take them to court for the return of the money?

I live with my partner and work for him as well. I have two small children, while his two daughters have left home. I have a 20 per cent share in our house. My partner has made a will leaving his daughters his share of the house. Could they force me out if my partner died?
