Property Questions

I live in a terraced row whose back gardens are divided by wire fencing supported by concrete posts. The title deeds state that all fences are shared: does this mean the expense in replacing or repairing them is also shared?

When we sold our house 15 years ago the builder had gone bust and hadn’’t put in a proper roadway. I gave the buyers some money to cover this, but my solicitor objected and £1,000 was placed in an account under both solicitors’ names. The road still hasn’’t been built and the house has been resold twice. Who can claim this money?

The person who owns the ground rent for my house wants to sell me the freehold. Can you tell me the difference between freehold and leasehold property?

I bought a property but I’ve now discovered that the size of the plot is actually smaller than stated by the developers. Can I insist that the boundaries are changed to correspond to the original measurements?

I want to change the deeds of my house over to my son and his partner, or sell it to them for a nominal sum. Which is the cheapest option, and how much would it cost?

While I was in hospital my new neighbour put up a gate at his end of the lane behind our cottages. This means there’’s no longer room for me to get into my garage. According to my deeds he’’s taken about ten extra yards of the lane, but the neighbour say’s he’’s contacted the Land Registry and my title deeds aren’’t worth the paper they’’re written on.

I tried to rent a flat two years ago and put down a £300 deposit having told them details of my income. They then asked me for a guarantor, but I couldn’’t find one. The agency refunded me just £50, saying the rest of the money would pay for some of the time the flat remained empty. Were they entitled to keep my money?

How can you remove a charging order from a property when the creditor company cannot find any details of the debt? The caution has been listed at the Land Registry since 1995.

I want to sell a garage that I own, which is quite separate from my house. The man who is interested in buying it says there’’s no need to use a solicitor to carry out the transaction and that it will save money.
