I bought a dog through an advertisement for £400. The animal was described as being suitable as a pet or for showing, I was told that the dog was used to children, but within days the animal bit one of my grandchildren so badly that he required stitches. After much argument the original owner took the dog back, but she wouldn’t refund the money.

There’s a tree in a very poor condition next door. Is there anything I can do to have it removed before it falls into my garden?

I had an off-the-peg conservatory installed by builders and was given an insurance-backed guarantee. I discovered the builder had gone bust when problems began to appear so I contacted the warranty company. Now they say the design and materials were to blame and point out a clause in the guarantee making the customer responsible for ensuring that technical specifications are adhered to. Is this reasonable?

My neighbour and I share a party wall, can I force him to share the cost of repairing it?

Four years ago I lent my daughter and her husband several thousand pounds to be repaid in monthly instalments. After three months they split up and no further money has been paid. I am a widow and a pensioner, and I do need the money back.

There’’s a willow tree on next door’s land within six yards of my property. It has already grown taller than the house and the branches scrape against the roof and upstairs windows. I wrote to the owner but haven’’t received a reply. I am worried that the roots will have reached the house’s foundations.

I live in a rented flat over a shop, which both have the same landlord. The tenants in the shop have now placed advertising boards directly alongside my lounge window. I have objected to this: can I force the shopkeeper to take down the boards? What would happen if I took them down myself?

Two years ago I hired a private detective in preparation for a court case. I paid him over £1,000 and gave him all the details, but that was the last I saw of him. The police have been involved, but without this evidence I can’’t get the case moving.

I planned to open a gym in partnership with a man whose parents owned some business units in a large warehouse. I started to convert the unit, but he changed his mind and has begun to remove all the fittings I’’ve installed.
